Use this Excel spreadsheet to determine your maximum offer on a property
This Excel spreadsheet template includes:
- Cells to input key cost variables, including property values, pricing, transaction and finance costs, holding costs, repairs, and more
- Ability to customize to your own profit margin tolerance
- Functions to automatically calculate totals that “work backwards” to give you your initial offer amount.
TIP: Use the different sheets included in the workbook to play with different possible scenarios, e.g., lower/higher repair budgets, longer holding costs, etc., to work out your best case and worst case scenarios. This is also a used tool to compare multiple properties.
