Tower1

The second addition to the Liquid Logics family is access to institutional DSCR capital through a partnership with Tower1. Our newest partnership promises to redefine the market standards for how capital can be obtained through a first-of-its-kind deal. True Debt Service Coverage Ratio (DSCR) loans are used as a form of investment through which borrowers can gain access to loans on rental properties. These loans are based on the monthly income the rental property generates as a percentage of the expenses, including the expected monthly payment.

In contrast, many owner-occupied-based lenders now advertise DSCR loans that are based on your credit, income, 12 to 24 months of bank statements verifying employment, and your debt-to-employment income (DTI).

Be careful of companies advertising their DSCR products because they may not all be the same. Some lenders are not geared toward true business real estate investors and typically are treated like personal loans, which could severely impact your credit and limit the availability of money for personal credit; in some cases, it even affects your FICO score. They typically take 30 to 45 days to close.

Instead of getting squeezed in the capital markets, now with the partnership between Liquid Logics and Tower1, lenders have a true DSCR product at the most competitive prices within the industry. With a few clicks of a button, loan officers can underwrite, verify eligibility, and price a loan on the fly and then package and sell them as soon as the loan has closed.
