I have been purchasing real estate through my SD IRA for seven years. My most recent purchase was a small (575 sq. ft.) condo in southeast Albuquerque. The location was not great, but it was inexpensive and I saw it had potential.
My initial investment was about $19,000, which included the purchase price, back HOA dues and unpaid taxes. I hired a contractor through my IRA to do all the clean-up and repairs for a total of around $8,000. He pretty much gutted the condo and replaced everything, including all appliances.
I had a realtor list the condo for $39,900. Within a couple of weeks I accepted an offer for $34,000 ($10,000 down and $24,000 on a five year real estate contract at 6% interest). After commissions and closing costs my profit for the investment was just under $4,000. This was about a 15% return on my money in less than 90 days. Additionally, my IRA will make 6% interest on the $24,000 real estate contract over the next five years.
