A Realtor asks how to get started as a real estate investor blog by Richard 'Monty' Montgomery for the real estate question of the week.Monty’s Answer: Hello, Xavier, and thank you for your question.

You have a big advantage over others looking to make similar arrangements because as a real estate agent, you already have people coming to you looking to buy and sell a property. Most every person who is looking to buy an investment property is a potential candidate, and many people selling are also potential candidates unless they are cashing out of real estate for one reason or another.

Another advantage of your position is observing how your customers and clients operate. As a witness to what is going on in their real estate transactions, it is superior to interviewing candidates as a potential partner.

You have no obligation to tell a customer or client that you are looking for a partner or partners in future real estate investments. “Watch their feet, not their lips” is a quote from my past. You get to watch how they negotiate and see whether they keep promises and if they are efficient in their work.

Finding distressed properties is relatively easy.

There are many real estate investment books that share prospecting ideas on how to find the property. To identify that particular property to buy is more challenging than finding one.

The National Association of Realtors CCIM (Certified Commerical Investment Member) courses should be considered to earn the CCIM  designation. The knowledge you gain will add value to a partnership. You have to be thinking, “Why would someone want to partner with me?” The answer is: because you know a lot about investment real estate. That is how you can add value to a relationship.

So the answer to your question is gaining knowledge and experience in dealing with investment properties is the best way to succeed in attracting investors. I can think of no better way than CCIM courses to accomplish it.

They are a big investment in time and if you have to travel to participate, even more costly, but tax-deductible. The people you will meet there and what you will learn will greatly improve your chances of success and your ability to attract the right investors.
