Paul Jackson of Residental Capital Partners remembers the market bust near the end of the Reagan Era in his hometown of Dallas, TX. The S&L crisis of the 1980s sent shockwaves through the real estate industry and the market began to meltdown. While only 10 years old at the time, Paul can still remember his father’s statement at the dinner table: “We’re going to have to adjust our lifestyle for a while, but we will be OK. Our house is paid for and so are several of our commercial real estate holdings.”

Following in his father’s footsteps, Paul entered the real estate investment business after college graduation and four years with JP Morgan Chase & Co. The market was good and the meltdown of the late 80s was history. However, as with all things in life, what goes up must come down. No one was prepared for the global financial crisis that brought the market to a screeching halt in 2008.

Recognizing the void of liquidity in the market for all real estate investors and realizing the need to serve the single-family investment industry during this period, Paul and his partners founded Residential Capital Partners as a private lending company in 2009 dedicated to the single-family rehab and rental industry. Their singular mission was to provide investors and landlords with financing and liquidity in order to help breathe new life into affordable, rehabbed homes in America.

The last decade of growth in the single-family rehab and rental industry surely points to a bright future for the industry. Certainly, there are those Millennials that have vivid recollections of the aftermath of the global financial crisis. And certainly, those recollections will define the investment decisions of their generation. However, while new investment opportunities crop up every day, none prevail quite so extraordinarily as real estate. Breakthrough technologies can grab one’s attention. Venture capitalists can make one stop and wonder. But, nothing compares to the American dream of a home to call your own. 

Millennials and the generations that follow will continue to prioritize their home when they plan for the future. Whether or not they rent or own, nothing compares to a six year old on a swingset in the backyard. Yes, the American dream lives on in the hearts and minds of every family that is looking for a place to call home.
