If real estate is all about relationships, then Think Realty’s “Women to Watch in Real Estate in 2017” panel just forged one of the most meaningful partnerships ever. Julie Ziglar Norman, the daughter of motivational icon Zig Ziglar, and shared the Get Motivated platform with him for several years prior to accepting the challenge of continuing his legacy, agreed last week, to join Think Realty’s Dallas Expo as a panelist on its women’s focus panel. She brings not only her own uniquely personal real estate journey to the discussion, but also a legacy of integrity, kindness, compassion, and the “higher ground” that has enabled her to forge the kind of relationships integral to successful real estate investing.
“To succeed, you must be the kind of person people want to do business with,” Norman explained. She added that this is particularly crucial in her industry sector, turnkey real estate investments. Norman and her partners operate an investment firm that specializes not just in identifying turnkey rental properties to buy, and hold long-term, but also in spotting market shifts months before they begin. So investors have the option of cashing out their cash-flowing, fully-managed rental properties and moving into another local market. “We get that most people think cash-flow is king, but the really big moves in real estate happen when you buy in an area that is growing and then sell as that area tops out, then use those funds to purchase a larger number of residential investment homes. It lets you actually leverage equity to build your wealth,” she said.
This unusual perspective might give any turnkey investor pause thanks to industry “norms” that say equity is a dangerous and unpredictable bet, but Norman’s company has a history of success in spotting these shifts and making these moves for her partners, investors and clients as well. “We stay on top of the market,” she said, adding that, simply put, “We let our investors know when it’s time to sell and buy in an area that is beginning to see a lot of renewal.”
