Gary – here’s my feedback on this because I get this question a lot. If you’re open with the buyer, assignment works best. If you don’t prep the buyer properly, they CAN BE surprised with assignment fee. But, once they understand that you’re providing tremendous value, they’re generally okay with it.
Wholesalers MAY feel the need to double close because the amount they feel they’ll make on a wholesale deal is a bit high. But setting the appropriate expectations with everyone involved is also a critical component to every deal.
