The conversation is no longer about whether women belong at the table. The real opportunity now is how much larger that table can become and how Women in Private Lending (“WPL”) can help bring new institutional capital into private real estate lending. At a time when the industry is reaching a true inflection point, that opportunity is becoming even more important.
For years, private real estate lending has operated through fragmented regional networks that have limited visibility among larger institutional investors. While the sector continued to produce attractive returns, many endowments, trusts, banks, and allocators had little exposure to space. Many had little familiarity with how to evaluate the asset class alongside other private credit opportunities, despite the strong fundamentals and attractive performance the sector has continued to demonstrate.
That began to change in February 2024, when DBRS Morningstar rated the first residential transitional loan securitization, Toorak 2024-RRTL1, which formalized risk assessment around loan performance in a way institutional investors could more easily evaluate. From that moment, what was once a market supported by a relatively small group of investors comfortable with unrated securities suddenly became accessible to more than 100 institutional investors, including insurance companies and other regulated buyers that require investment-grade paper.
That shift is why WPL is helping create a direct bridge between private lenders and the institutional capital community through a new partnership with LPGP Conference, an event organizer specializing in high-level conferences and networking forums for the global private debt and equity markets, bringing together Limited Partners (LPs) and General Partners (GPs) to discuss market trends, investment strategies, and operational excellence. The conference gathers billions of dollars of investable capital from pensions, banks, insurance platforms, and alternative managers seeking differentiated private credit opportunities. Private real estate lending is no longer operating only as a niche, relationship-driven segment of the market. As the space becomes more sophisticated, more visible, and better understood, it is beginning to enter the broader private credit conversation in a more meaningful way.
At this year’s conference, most of the conversation centered on private credit and corporate debt, with real estate representing only a small portion of the dialogue, largely because of legacy unfamiliarity with the sector. Yet as our industry continues to cross-pollinate ideas with the broader private credit market, perceptions are beginning to shift. Now that private real estate lending has a seat at the table, institutional investors are becoming more aware of the opportunities within our space. This is why the current moment matters. Private real estate lending is at an inflection point where visibility, credibility, and connectivity matter just as much as performance. As the industry continues to mature, there is a greater opportunity to attract new relationships, stronger counterparties, and more institutional attention. Being in the room with the broader private debt market also creates an opportunity for our industry to learn, expand its network, and better understand what allocators are looking for as they evaluate new strategies and managers.
Women are helping lead that transformation. Beyond representation, WPL members are becoming connectors, introducing lenders, investors, and allocators who may not otherwise engage with one another. That access creates value not only through stronger relationships, but through greater transparency and trust. That kind of connectivity is valuable not just for representation, but for building stronger trust and access across markets that have not always been closely connected.
Just as important, WPL offers more than networking. It expands opportunities for deal flow while giving members insight into broader market trends that can shape smarter decisions in a changing environment. It also creates a meaningful opportunity to bring more women into private lending, private debt, and adjacent sectors where they can contribute, lead, and expand the industry’s reach.
