And we’ve made it! This is the last installment of our special multi-part video mini-series sharing the steps that will help you dominate your deals. To recap, previously we covered your investment personality, exit strategy, how to find deals in your market & how to evaluate them and also how to structure your real estate deals with lenders.

 

In this blog we are talking about how we position properties to sell. I can’t stress enough the importance of this blog, actually every single one of them. I really think finding who you are, as in, your investment personality is critical. Finding the best deals and really making that work for you is critical. Evaluating the deal is definitely a make-it or break-it scenario. Structuring a deal with the right capital—smart money not dumb money—very important!  Now this lesson – positioning properties to sell: Also vital!

 

The way we work with our real estate agents, especially during the positioning process, is super critical. You want to get your real estate agent and interior designer involved as quickly as possible.

 

Details are Critically Important

 

Listen, I’m a guy. I’m wearing a white shirt for a reason—because I couldn’t color-coordinate anything. I’m just being honest with you. So for me being able to engage my interior designer and my real estate agent from even before the purchase of the property is important.

 

Getting a full understanding of the bedrooms, bathrooms, layout, back splash, colors and the types of interior design is absolutely crucial to making your property compete with the inventory that’s actively listed on the market.

 

It doesn’t take a rocket scientist to figure out exactly what you need. Here’s what you should do. Take your real estate agent on a Friday, Saturday or Sunday, whenever it might be, go visit all the active comps in your box. Remember the quarter-mile box we talked about when we’re evaluating a deal.

 

In that same quarter-mile box, you want to find the active properties similar to yours. Walk them with your agent. You want to take pictures and get as detailed as you can—color schemes with blinds packages, configurations, how does it feel inside, what is the overall flow of the property? Have your agent take notes because these properties are what you’re going to use to set the standard for your property. And when you list it, it’s going to sell; it’s going to sell fast.

 

Out-Do Your Competition

 

Take those tidbits and do something a little bit different. Maybe do something a little bit better, whether it’s a sink or hardwood floors. If your comp is doing hardwoods downstairs and carpet upstairs maybe go with a hardwood throughout. You have to figure this out and maybe have this conversation with your designer and your agent.

 

It’s going to pay off in the long run and could be the difference between your property sitting on the market for two days versus 60 days. And nobody wants to see their property sit on the market for more than a couple of days, seriously. In Atlanta we have the ability to a take property, renovate it, and sell it generally before we’re done with it. You want to be in that position.

 

Remember you need the real estate agent and interior designer on your team. Visit these properties—both your sold comps and your active comps. Do a deep dive to really understand what makes sense and what doesn’t make sense. Look around, take notes because it’s those notes that will help you when you’re renovating your property.
