In Episode 16 of my video series, Real Estate Deal Talk, I want to give you a little piece of advice on how to raise capital. One of the ways that we have been able to get money for our deals is through crowdfunding.  

Now, there are a lot of platforms out there that you can choose from, but I would recommend four: Fundrise, Patch of Land, Realty Mogul and Ground Floor.  

Ground Floor just expanded to nine states, and that is super awesome. We actually have two or three loans with them now. They have really been good. Their internal team is awesome in helping us get the capital that we need to fund our deals to take them to the next level.

Crowdfunding now is becoming more popular in the real estate world. Just to give you a very basic explanation of what it is: you have a pool of investors, and you have projects.  If you are looking for capital, you are in the projects “bucket.” If you want to invest money, then you are in the investor “bucket.”

Crowdfunders will put your project on their platform, and they will “call the crowd” and raise money for your project. It is so exciting. Everybody is doing it, and it is really helping investors expand the number of projects that they are doing—from neighborhoods to even cities, which is what we are doing now.  

So my one tip for you today is to understand as much as you can about the crowdfunding platform that makes the most sense for you. Remember, not all platforms may be in your state, but give them a call, see what they are about, see how you can get involved and raise capital for your project.
